Rate vs APR

The interest rate determines your monthly payment. The APR folds in points, lender fees and mortgage insurance, so it is the number to use when comparing two offers — a lower rate with higher fees can easily cost more overall.

Fixed vs adjustable

A fixed-rate loan keeps the same rate for its whole term. An adjustable-rate mortgage starts lower for an introductory period — five years on a 5/1 ARM — then resets periodically against an index. The initial saving is real; so is the risk that the reset lands higher.

FHA and VA loans

FHA loans allow lower credit scores and down payments but require mortgage insurance premiums for most of the loan's life, which is why their APR sits well above their rate. VA loans, available to eligible service members and veterans, require no down payment and no ongoing mortgage insurance.

National averages are sourced from the Federal Reserve Economic Data (FRED) series published by Freddie Mac and refreshed daily. They are survey averages, not quotes — your own rate depends on credit score, down payment, loan size and property type.
